What does a buyer’s agent do?
A buyer’s agent represents the buyer, not the vendor, throughout the property acquisition process. I search for properties that match your brief, assess them, provide comparable-sales analysis, develop a negotiation strategy and manage the offer and negotiation process on your behalf. My role is to help you make a well-informed decision and then execute it as effectively as possible.
Which areas do you cover?
My primary focus is Brisbane, with particular depth across the southside, inner and middle-ring suburbs. I also assist buyers across selected South East Queensland locations including Logan City, the Gold Coast, the Sunshine Coast, Moreton Bay, Redland City, Ipswich and the Lockyer Valley. If your search area is not listed, please get in touch and I can confirm whether it falls within my service area.
Do you find off-market properties?
Sometimes. Off-market opportunities arise through agent relationships built over time and through direct outreach in specific target areas. I do not promise exclusive access to off-market properties, because no buyer’s agent can honestly guarantee that. What I can offer is a thorough, well-connected search across both listed and unlisted properties.
Do you attend property inspections?
Yes. For shortlisted properties I attend inspections in person. This is where my building-design background adds the most direct value. I assess visible construction indicators, layout, site conditions, maintenance implications and renovation possibilities at the property itself, not from a photograph or floor plan.
Do you provide a building and pest inspection?
No. I am not a licensed building inspector and I do not provide formal building or pest reports. What I provide is a building-design assessment of visible construction indicators as part of the buyer’s agent process. This helps you decide whether to proceed to formal due diligence, and what to ask the inspector to look at specifically. A formal building and pest inspection through a licensed inspector is always recommended before unconditional exchange.
Can you advise on renovation potential?
I can provide practical context about what is visibly possible from a layout, site and construction perspective, and give you a general sense of likely scope and complexity. This is preliminary context based on building-design experience, not a formal quote or specification. Significant renovation work should be confirmed through current trade quotations and where relevant, specialist advice.
Can you negotiate a property I have already found?
Yes. I offer a negotiation service for buyers who have already identified a property and want professional representation for the offer and negotiation stage. This is a more limited engagement than full-service acquisition. Please get in touch to discuss what is involved.
Do you work with interstate buyers?
Yes. A significant part of my work involves buyers relocating to Brisbane from interstate, particularly from New South Wales and Victoria. I can manage the entire acquisition process remotely on your behalf, including attending inspections, providing detailed property assessments and handling negotiations without you needing to be in Brisbane for every step.
Do you work with investors and SMSF buyers?
Yes. I assist property investors and SMSF buyers who are working with their licensed financial advisers, accountants and tax advisers. I focus on the property acquisition itself, not the financial or taxation strategy. That advice must come from appropriately licensed professionals. If you are purchasing through an SMSF, your structure and compliance requirements will need to be confirmed with your adviser before we proceed.
How do your fees work?
I discuss fees and engagement terms directly with each client based on the nature and scope of the search. The discovery call is the right place to understand what is involved and whether the engagement makes sense for your situation. There is no fee for the initial discovery call.
How long does the process take?
It varies depending on your brief, budget, location and market conditions. Some clients find the right property within a few weeks. Others with a specific brief in a competitive area may take longer. I will give you an honest assessment of likely timelines during the discovery call based on current market conditions and what you are looking for.
What happens if I do not buy?
The engagement terms vary by client, and this is something I discuss directly before we start. Not every search results in a purchase within the initial engagement period. I aim to be clear upfront about what happens if circumstances change, so there are no misunderstandings later.
How many clients do you work with at once?
I deliberately keep my client load manageable so that every client receives focused attention. I am a sole practitioner, not a large agency. The discovery call is where I assess whether I can give your search the attention it needs at the time you want to start.
What happens after an offer is accepted?
Once an offer is accepted I help coordinate the due-diligence process, including recommending appropriate inspectors, tracking key dates and keeping you informed. I do not provide legal or conveyancing advice, but I work alongside your solicitor or conveyancer to make sure the process stays on track. I remain available throughout the cooling-off period and beyond.
