Deep local knowledge across Brisbane and SEQ.

I cover Brisbane’s inner and middle-ring suburbs across the north, south, east and west, as well as selected growth corridors in Southeast Queensland. I do not spread myself across every postcode in Queensland. I work in markets I know well, so the advice I give you is grounded in direct, current experience of those specific markets.

Every suburb has its own pricing dynamics, its own common building defects, its own heritage and planning constraints, and its own set of streets where the premium is justified and streets where it isn’t. That knowledge takes years to build. It is one of the things I bring to every buyer I work with.

If your suburb isn’t listed below, please get in touch. I may still be able to help, or I can refer you to someone with the right expertise for your area.

Inner North: Prestige, Character and Riverside Living

Brisbane’s inner north includes some of the city’s highest-value and most tightly held suburbs. Character homes, riverside lifestyle and strong long-term capital growth define this precinct.

New Farm
$2.5M+ median

Riverside, 2km from CBD. Tightly held character homes on compact lots. Very competitive, short campaign periods, heritage overlay considerations and flood risk by street.

Ascot
$2.4M+ median

Brisbane’s most prestigious suburb. Generous lots, significant older homes, heritage constraints and a concentrated buyer pool of high-net-worth purchasers. Properties rarely come to market.

River views from Hamilton Hill drive strong premiums. Significant older homes on sloped lots. Flood risk on lower streets. Position determines value more than almost any other factor.

Inner West: Character, Lifestyle and Renovation Demand

The inner western suburbs attract buyers seeking Queenslander character, leafy streets and proximity to the CBD without inner-north pricing. Renovation demand and building assessment expertise go hand in hand here.

Paddington

Brisbane’s iconic character suburb on the ridge 4km west of the CBD. Queenslanders and workers cottages dominate. Steep topography, heritage overlays, and renovation potential that requires expert assessment to value accurately.

Southeast Queensland Growth Areas

Beyond Brisbane’s inner suburbs, I work across the full SEQ region. From Logan City to the Sunshine Coast, the Lockyer Valley to Redland Bay, local knowledge and building expertise add real value at every step.

Logan City
Greater Brisbane South

I grew up in Loganholme and designed homes across Shailer Park, Greenbank and early Springfield. One of Greater Brisbane’s most diverse property markets.

Having lived on the Gold Coast I know how different the submarkets are. Canal homes, hinterland lifestyle properties and competitive beachside precincts each require a different approach.

I may still be able to help. get in touch and I can help work it out.

My listed suburbs reflect the areas where I have the deepest active market knowledge right now. But buyers’ briefs don’t always map neatly to a list. If your target area isn’t listed, please call or email and I will tell you honestly whether I can serve you well there, or whether I can refer you to someone who can.

Active market knowledge. I work only in markets I know directly. My advice is grounded in current experience, not general claims about “all of Brisbane.”

Building expertise everywhere I work. The same 38 years of building design expertise applies regardless of suburb. Structural assessment, renovation scope and planning constraints are universal.

Honest referral if I’m not the right fit. If your area is outside my active coverage and I can’t serve you well, I will tell you and point you toward someone who can. You won’t get a vague commitment to “make it work.”

Areas currently outside my primary coverage:

  • Far north Brisbane (Caboolture, Morayfield and surrounds)
  • Logan south (Beenleigh, Jimboomba and surrounds)
  • Regional Queensland

If you’re in one of these areas, I’m happy to refer you to a trusted buyer’s agent with direct experience in that market.

The same building expertise. Every suburb. Every inspection.

What I bring to a New Farm inspection is the same as what I bring to a Bardon inspection. The building defects change. The expertise doesn’t.

πŸ—οΈ

On-site structural assessment

I inspect sub-floors, roof structures, drainage, retaining walls and building envelopes at every inspection, in every suburb I cover. I identify what the building report will find before you spend money on one, and I quantify what the issues mean in dollar terms.

πŸ—ΊοΈ

Local planning and overlay knowledge

Heritage overlays, flood categories, character restrictions and development constraints are suburb-specific. I know the overlay landscape in every area I work in and I check the relevant conditions before you commit to any property.

πŸ“Š

Comparable value, not vendor hopes

I prepare a comparable sales analysis for every property I assess seriously. In every suburb I cover, I give you a view of what the evidence supports, not what the vendor or agent wants you to believe the property is worth.
