Please read this page before engaging any service provided by Corey Stevens Buyer’s Agent. It defines what I do, what I do not do and the boundaries of the advice and observations I provide.
I hold a Queensland real estate agent's licence (Licence 4847409) and operate as a buyer’s agent, representing buyers of residential property. My services include property search, inspection attendance, comparable-sales analysis, negotiation strategy and offer management, and due-diligence coordination.
I am authorised to provide buyer’s agent services in Queensland. My services do not extend to licensed valuation, financial advice, legal advice, or any form of specialist building inspection.
I hold a Queensland Building and Construction Commission (QBCC) building designer licence (Licence 65390) and have worked in residential building design and construction documentation for nearly four decades.
As part of the buyer’s agent process I provide building-design observations based on visible evidence at the property. These observations may include comments on construction indicators, layout, site conditions, maintenance implications and renovation possibilities.
These observations are provided in my capacity as a buyer’s agent applying professional building-design knowledge to the acquisition process. They are not a formal building inspection, a structural assessment, a pest inspection, or any other form of specialist report regulated by a separate licence or professional standard. They should not be relied upon as a substitute for any such inspection or report.
My observations are based on what is visible and accessible at inspection. They do not cover concealed elements, subfloor conditions, roof voids, services, drainage, electrical systems, plumbing, or any other element not visible at the time of inspection.
The following services are outside the scope of what I provide, regardless of qualifications held. These require engagement with appropriately licensed or qualified professionals in their own right:
Formal building and pest inspection. Structural engineering assessment. Geotechnical assessment. Drainage or services engineering. Electrical or plumbing inspection. Town planning or development assessment. Boundary or survey advice. Licensed property valuation. Financial planning, investment or superannuation advice. Legal, conveyancing or taxation advice. Any form of licensed trade assessment or costing.
Where I believe specialist advice is warranted I will recommend it clearly. Obtaining appropriate specialist advice before unconditional exchange of contracts is the responsibility of the buyer.
Where I provide preliminary context about likely renovation scope, maintenance implications or upgrade possibilities, these observations are general in nature and based on visible evidence only. They are not specifications, formal estimates, or trade quotes. Significant renovation work should always be confirmed through current trade quotations from licensed contractors. Costs vary materially depending on specification, access, timing and market conditions.
I assist buyers acquiring investment properties and buyers purchasing within self-managed superannuation fund (SMSF) structures. In these cases I provide buyer’s agent services only. I do not provide financial planning advice, investment advice, superannuation advice, or taxation advice. These must be obtained from appropriately licensed advisers before any SMSF or investment acquisition proceeds. SMSF compliance and structuring requirements must be confirmed with your financial adviser, accountant and, where relevant, legal adviser before engaging a buyer’s agent.
Property market conditions change. Comparable-sales analysis and market commentary I provide reflects conditions at the time of assessment. Past performance of property markets does not indicate or guarantee future outcomes. Property investment carries risk, including the possibility of loss.
