The Noosa end of the market operates under some of the most competitive buying conditions in Queensland. Height restrictions, flood overlays, proximity to national park and the intensity of demand at the top end of the market mean that buyers who are not across the process are regularly outmanoeuvred. Further south, the Maroochydore to Caloundra corridor is more diverse in terms of price points and property types. Major infrastructure investment, including the Maroochydore city centre development, is continuing to reshape what different locations within the region are worth and what they will be worth as those projects complete.

The hinterland, including Maleny, Montville and the Mary Valley areas, attracts lifestyle and rural residential buyers who need a completely different due diligence checklist to their coastal counterparts. Bushfire overlays, septic systems, water supply and access roads become the critical variables, alongside the standard structural and compliance assessment.
